Herald Democrat: Heritage Ranch to bring 750 new homes

Covenant Development is partnering with Rockhill Capital & Investments to develop one of Sherman’s upcoming mixed-use development. Covenant Development announced plans Monday with Rockhill Capital to develop more than 750 single-family homes as a part of the residential component of the Heritage Ranch planned development.

Heritage Ranch, which was announced in late 2020 represents one of several large scale planned developments that have been announced in recent years. These developments represent one aspect of the oncoming growth and developer interest in Sherman and the greater Texoma region.

“We’re excited to partner with the veteran team at Rockhill to oversee this residential section of the master plan,” Covenant Development President Ryan Johnson said. “Heritage Ranch will set a new bar for Sherman, and offer a truly unique community for future residents.

When it was announced in 2020, early plans for the 440-acre Heritage Ranch was the third of currently five planned developments under development within Sherman, following The Village and Bel Air Village along FM 1417.

Early plans featured a mixture of retail, commercial and residential developments along U.S. Highway 82 between Travis Street and FM 1417 with an arena-style entertainment venue as the primary anchor. Since that time, the project has been altered slightly to include proposed changes to the route of Plainview Road.

The residential portion is expected to be the first under development and will comprise about 171 acres of the total footprint. While it wasn’t announced Monday, representatives for Covenant Development confirmed that there are plans to include multi-family residential in the project, but they did not comment on the scope.

The first wave of homes in Heritage Ranch are expected to be available in late 2023 or early 2024.
