The Due Diligence process entails collecting information on a site to help our clients determine whether their desired plans for the property are viable, or the best use of the property for the highest return on investment. This helps us identify potential problems or obstacles that we will have to overcome to entitle and/or develop a particular site.
The overall success of a project can hinge on the recommendations that come out of this process. This is where our thorough assessment and years of experience, not only in the industry, but in the North Texas region, are key.
Our background and comprehensive understanding of zoning, subdivision and site development criteria enables us to represent the client before governmental staff, boards and commissions, city councils and neighborhood groups. Over the years, we have worked with numerous property owners and municipalities to obtain zoning changes, subdivision and site development approvals and special financing districts for tracts varying in size from half an acre to hundreds of acres. Clients have ranged from individuals wanting to subdivide property for estate purposes to real estate investors building a portfolio.
From zoning to site development approvals, we can assist the client through every phase of a project including coordination with other consultants and governmental agencies to gain the consensus necessary during the review process.
