DALLAS INNOVATES: Frisco Developer Announces New 150-Acre Residential Community in Celina

Rockhill Capital & Investments announced it has begun construction on The Ranch at Uptown Celina, a community that will feature more than 450 homes by Taylor Morrison and Toll Brothers just north of downtown Celina.

Frisco-based developer Rockhill Capital & Investments announced a new 150-acre residential community in North Texas.

Called The Ranch at Uptown Celina, the community will feature more than 450 homes by Taylor Morrison and Toll Brothers not far from downtown Celina.

“People are drawn to Celina for its sense of community—and the historic downtown square is a huge part of that,” Ryan Griffin, principal at Rockhill Capital & Investments, said in a statement. “Uptown Celina will be an extension of downtown, offering ‘backyard’ access via its trails. We are excited to advance this project alongside talented builder partners, Taylor Morrison and Toll Brothers, starting with The Ranch at Uptown Celina.”

Construction on the site is underway and new homes are expected to become available in 2024, Rockhill said.

The development sits northwest of downtown Celina and is located between FM 455 and future Celina Parkway, less than two miles east of the future Dallas North Tollway. The once sleepy town is booming with new housing in recent years, more than tripling in population between 2010 and 2020.

Connection to downtown

The Ranch at Uptown Celina is one of four communities within the 675-acre Uptown Celina district, located within the “Golden Corridor” between the Dallas North Tollway and Preston Road, and adjacent to downtown Celina and the future entertainment district.

Plans include an amenity center, pool, water feature, parks and green space. A golf-cart-friendly hike and bike trail is slated to run along the southern boundary of The Ranch, giving residents in-and-out access to Celina’s family-friendly, downtown square, Rockhill said.

Officials in Celina said the development’s location near downtown is important.

“We’re all about creating connection and a sense of community here,” Celina Mayor Sean Terry said in a statement. “What’s unique about The Ranch at Uptown Celina is, given its downtown proximity, residents will have so many opportunities to interact and connect, making it one of the most special neighborhoods to call home.”

A variety of homes in master-planned community

Once completed, the developer said that Uptown Celina will offer roughly 2,500 homes and that its neighborhoods will intentionally offer a variety of lot sizes and home styles, including single-family homes, paired homes and multifamily homes.

“We worked closely with the Rockhill team during the planning phase of Uptown Celina to ensure it complements and strengthens our bustling downtown core,” Celina City Manager Jason Laumer said in a statement. “Our downtown is the heart of Celina, and we are thrilled for future Uptown Celina residents to call it their ‘backyard’ and frequent our local shops, restaurants, and family-friendly events.”

Both Taylor Morrison and Toll Brothers will offer homes within the district.

“The Ranch at Uptown Celina will be a welcome addition to the area, and we are thrilled to be part of this new community,” Keith Hurand, Taylor Morrison’s division president for Dallas-Fort Worth, said in a statement. “Homebuyers want master-planned communities with quality amenities in their neighborhood as well as premier home designs. Taylor Morrison will be offering a variety of floor plans inspired by our homeowners to maximize how they enjoy their living space.”

Jay Saunders, division president of Toll Brothers in Dallas, said the location is desirable.

Our most popular design features are already included, and with the unrivaled personalization options available through our Design Studio experience, we offer homes in the most desirable locations that meet the needs of today’s home buyers,” Saunders said.

The Ranch at Uptown Celina’s model-home grand opening is anticipated for late 2024.
