Eastwell Farms

Eastwell Farms, formerly referred to as Tioga 581, was acquired in July 2019 and Rockhill was successful in carrying a bill through the Texas State Legislature for the creation of a Municipal Utility District (Grayson County Municipal District No. 3) in 2019. The creation of the MUD has added significant value to the property through future MUD Bond reimbursements and will allow the developer to recoup the vast majority of their development costs including water, sewer, drainage and roads.

The partnership is currently working with the City of Tioga in the design of the offsite water and sewer utilities. Additionally, Eastwell Farms will be the retail water and sewer provider to serve approximately 3,000 future homes. Development of the project is currently slated to commence in the first half of 2022 and will feature a master plan of varying lot sizes, an amenity center, parks and open space catering to production homebuilders.
