Uptown Celina
Uptown Celina is Rockhill’s latest project consisting of approximately 600 acres in the City of Celina and was acquired in April 2021.
Located directly to the northwest of downtown Celina between Preston Rd. and The Dallas North Tollway, this mixed use project will consist of varying single family lots sizes in addition to multifamily, duplex and light industrial uses.
Rockhill was successful in negotiating a development agreement with the City that details design standards for the development and provides substantial reimbursement via impact fees for capital improvements performed by the developer. Additionally, the City consented to the creation of an in-city MUD which will allow for future reimbursement of eligible development costs to the developer. This MUD bill is currently under consideration at the Texas State Legislature and is anticipated being approved prior to the end of the session in May 2021.
Engineering is currently underway for the major infrastructure (water, sewer and roads) and development should commence Q4 of 2021. Builder interest for Uptown has been robust and the development will provide significant parks and amenitized open space that will include a large trail system providing walkability to the downtown square and entertainment district.
