1,800-acre Shoop Ranch in New Fairview will bring homes, apartments and retail

An 1,800-acre ranch northwest of Fort Worth has sold for a new residential community

Frisco-based Rockhill Capital and Investments acquired the Shoop Ranch in Wise County with plans to develop the property for more than 4,100 homes, hundreds of apartments and commercial space.

The development will also include a new town square. The ranch is in the town of New Fairview, near U.S. Highway 287. The developers say that infrastructure construction for the big community is expected to start in two to three years.

The ranch land between Decatur and Denton includes more than 1½ miles along Oliver Creek. Rockhill Capital plans to preserve the creek as green space for the community.

“The council and staff are focusing on maintaining our current rural feel, natural elements and open space, while creating a development and city center where people can live, work and play,” Ben Nibarger, New Fairview’s city administrator, said in a statement. “We look forward to welcoming new residents and businesses to New Fairview and encouraging them to get involved and know their neighbors.”
